A common misconception is that because what you are looking for is so difficult to find, and your property will be easy to sell͛ it would be pointless marketing it now.

There are many reasons why this is not the case.

If the type of property is difficult to find or your requirement is difficult to match, then chances are you’ll be competing with other potential purchasers who may well have their funding in place. If your competitor’s property is under offer and/or their funding is in place, they will be in a position to buy now.

The last thing you want to do is market your property with the fear of losing your elusive, difficult to find, purchase. You may be in a better negotiating position with your sellers if you can demonstrate that you are able to proceed now. You may also be better placed to negotiate a higher price on the sale of your own property since you will not have the pressure of losing your dream purchase. YOU WILL NOT BE HOMELESS! By explaining to potential buyers that whilst you are committed sellers, you will not exchange contracts until you have found somewhere to buy, most buyers will be prepared to wait. After all, you would wait for your difficult to find property. Wouldn’t you?

If you really can’t find a property and your buyers withdraw then the process can be started again. The idea is to maintain your ability to proceed with a purchase once you find it.

You can always change your mind! If ultimately you decide that you no longer wish to sell your own property, you can withdraw it from the market, usually without cost to yourself.

Stamp Duty – A Land Registry Stamp Duty app can easily be downloaded to your mobile device allowing you to easily see the tax payable.

Conveyancing – Cheaper is not always better. Speak with several solicitors / conveyancers, not only to get an idea of how much they charge but also to ensure that you have the confidence that they will provide you with the service that you seek – i.e keeping you informed, returning phone calls etc.

Survey – Similarly, speak with several surveyors, not only to get an indication of fees but also to advise you on the type of survey you should have. Do you want every hairline crack detailed or do you just want advice on material issues?

Mortgage and Mortgage Arrangement Fees –It͛s good to have a broad understanding of the types of products and finance available from a range of providers. Speaking with a good independent mortgage broker for advice may save you money. Even if you have finance arranged, it costs you nothing to see if you can get it cheaper!

Removal Costs – Removal company recommendations are always welcome but bear in mind the service level may be dependent on the actual team on the day.

Home Repairs – Budget for minor repairs even if they͛re not glaringly obvious prior to purchase. That leaky tap washer or redecorating a room which shows the outline of now-removed picture frames!

Do Your Research – See as many suitable properties as possible so that you are confident about your decision and confident with the price you are offering.

Offer – Be sure and confident. This is a big decision.

Acceptance – Speak with funders, book survey and / or valuation as appropriate. Instruct solicitors.

Exchange – Unconditionally exchanging contracts legally commits you to buying the property. Your solicitor / licensed conveyancer will provide you with a full report ensuring that you understand what you will be legally committing to. You will be paying a non-refundable deposit at this stage.

Completion – This is the point that you pay the balance of the purchase price. This is what it’s all about. Pick up the keys and move in. Enjoy your new home!
