Guide For Landlords

Whether you are thinking about letting out your house or flat for the first time or are already a landlord and looking for an agent to let your property, we would be happy to discuss your situation with you and to visit the property for a free valuation. Our knowledge of the rental market in and around NW3, NW5 and N6, and in particular the Mansfield Road and Dartmouth Park conservation areas, is unrivalled, and we always aim to be realistic in our valuations and to offer practical advice to help you maximise the rental value of your property. If you decide to market your property with us we will find you suitable tenants according to your preferences. We can also collect rent and manage your property for you.

If you have property to let in Hampstead, Belsize Park, South End Green, Gospel Oak, Dartmouth Park, Kentish Town or Chalk Farm, our Hampstead branch will be best placed to help you. If you have property in Highgate, Hornsey, Archway or surrounding areas then our Highgate branch will be able to help.

Please note that from April 2007 the law regarding tenants' deposits has changed and all deposits held by landlords or letting agents on newly created assured shorthold tenancies (which are the most usual kind) must be covered by one of three protection schemes.

Let only service includes marketing the property, carrying out accompanied viewings, arranging for the inventory to be carried out, carrying out the relevant checks on the prospective tenant including credit checks and referencing and finalising the tenancy agreement.

We will protect the deposit with the Deposit Protection Service as part of our service and is required by Law.

RENT COLLECTION - 2.4% inc VAT of the monthly rent
As an additional service we also offer a monthly rental collection, statement generation, pursue non-payment of rent and provide advice on rent arrears.

FULL MANAGEMENT SERVICE - 15.6% inc VAT - Sole Agent Instruction / 18% inc VAT Multiple Agent Instruction
Full management includes all of the above, as well as getting quotes for repairs and arranging for repairs within the property, carrying out property inspections and notifying the landlord of the findings, advising all relevant utility suppliers of changes and hold the keys throughout the tenancy term.

INVENTORY / CHECK-IN FEE - £60.00 - £500.00 Dependant on size and contents of the property
Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services.
